Should I restore or replace my roof?
As roofing professionals, we’re experienced at discovering issues that may not be apparent to the homeowner, and which may impact a decision about restoring vs replacing a roof. For example, the condition of your underlay is more important to your roof in the long term than a new coat of paint. Another issue is that old ridge caps can be made of lead. Instead of painting over these, they should be replaced with wider, lead-free caps.
People can end up spending dead money on roof restorations, and there’s no guarantee the roof won’t leak this winter.

The underlay is king in roof restoration
The underlay is the most vital part of any roof, and essential for all types of roof except membranes.
Cleaning, repointing, reflashing and repainting your roof might make it look good as new on the surface, but roof condensation can seep through under-performing underlay into your Batts and gib, which is not ideal. If you have a decramastic tile roof, there are timber battens that run in front of every tile. Beneath the battens is bitumen underlay. When a tile condensates, it drips onto the underlay. Water can’t flow to the gutter because the underlay is covered by battens.
While visible leaks may not occur, the ageing, damp underlays can create black mould, which is a risk to your property and to the health of occupants.

Following our recommendation, we installed a new Zincalume® roof on their property, which carries a 15-year warranty and comes with a highly durable and effective synthetic underlay. The customer is very happy with the outcome.
